Typically, a home inspection is scheduled just before a contract is finalized between a buyer and a seller or buyer and the builder. It is your responsibility to be informed -- sellers are not always aware or forthcoming about potentially costly flaws. You have the right to carefully examine your potential new home with a qualified home inspector and should arrange a home inspection before you finalize the purchase of your home. Make sure your offer letter and contract states that the sale of the home depends upon a satisfactory inspection.
